It oversees all repairs, construction and maintenance; management of leases; space utilization; safety and compliance to legislation and company standards.
The Key roles for this position are: -Manages all the Old Mutual Kenya owned and leased premises.Oversees repair and maintenance of all the premises.Negotiates for new and renewal of leases for leased offices.Carries out annual and periodic inspection of all branches and develop action plans.Preparation of schedules of works, specifications and documentations for all premises under refurbishment or under construction.Develops and implements annual capital and operating expense budgets.First line contact for all branch related premises issues, and in liaison with the service providers and contractors undertakes general repairs and maintenance.Develops and implements cost saving initiatives within the branch network while ensuring that the Old Mutual brand remains prominent.Assessment of premises repair works, prepare detailed works repair schedules and monitor completion of works with the various service providers.Determine the extent and value of building works executed for payments to contractors.Maintain a list of authorised service providers including architects, Civil Engineers, Quantity Surveyors and electrical engineers.Prepare reports with recommendations on new works or works in progress for various internal committees and working groups so that progress can be monitored and appropriate decisions made.In liaison with marketing oversees the branding of the premises across the Kenya operations.In liaison with other stakeholders ensure adequate security exists within all the premises.Oversees health and safety policies, licences and registration of premises and related compliance and insurance requirements.Manages staff and resources allocated.Any other allocated duties and projects.This role requires a hands on, innovative and results driven professional who meets the following requirements:-Possess a Bachelor’s degree in Property Management, Building/Land Economics, Civil Engineering or related fields.Membership of a professional body relevant to the role.At least 5 years property management experience at supervisory or managerial level.Experience in working with service providers.Project Management or involvement in a banking branch construction will be an added advantage.Conversant with the building code and related regulations.End to end repairs and maintenance process experience mandatory.Self-motivated, disciplined, assertive and able to work independently in a fast paced, competitive environment.Strong interpersonal, communication, negotiation & presentation skillsMust possess the highest level of integrity, strong analytical skills and critical thinking skillsA team player able to work cohesively with management, service providers and staff.
