Property Reality Company Project Manager Job in Kenya

Liaises with (Departments): MD, Finance, Legal, Marketing, Sales

Job Summary: The holder of this position shall be responsible for managing all project developments including the project teams within the specified budgets and timelines.

Principal Duties and Responsibilities

Manage feasibility studies for new projects. Research and compile information for presentation to the MD;Manage project budget, schedule and cash flow in accordance with goals;Coordinate with municipalities/counties and other government agencies from entitlement to final acceptance;Review design documents, site plans, improvement plans for project coordination and accuracy;Oversee all aspects of selecting development team, building design, permitting and construction;Assess the physical condition of real estate assets, evaluate current/long term financial health, develop financial projections and made recommendations to the MD;Manage project accounting functions including managing the budget, tracking of team expenses and minimizing exposure and risk in the project;Perform a key role in project planning, budgeting, and identification of resources needed;Track all spending and ensure that projects are completed within budget and on schedule;Anticipate critical issues, potential problems, risks and present to the MDParticipate in the development of the annual operational plan, budgets, targets and performance outcomes;Participate in the annual review of the company’s strategic plan;Check availability and location of all utilities, including sanitary sewer, water, and electricity;Check the cost involved in gaining access to these utilities as well as any development impact fees;Ensure that construction activities or subdivisions move according to pre- determined schedule;Co-ordinate the efforts of all parties involved in the project, which include the surveyors, architects, consultants, contractors, sub-contractors and laborers;Devise the project work plans and make revisions as and when need arises;Ensure optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms;Development of effective communications and mechanisms for resolving conflicts among the various participants.Strong understanding of structural projects and design, construction documents, and construction processes.Ability to organize, schedule, and prioritize assignments and tasks that may be assignedComprehensive  weekly  reporting to managementGood time management and work planAbility to multitask.Project Management Accreditation and a Bachelor’s Degree in Quantity Survey, Construction or a closely related field; Four (4) years’ experience in project management Thorough knowledge of legal issues and safety standards in real estate industry;Effective time management and logical decision making ability;Ability to plan, organizes, coordinate, motivate, lead and boost morale of the teams;Optimum utilization of all resources;Team player with excellent communication skills.eMail: recruitment@propertyreality.co.ke
